Tourism Complex With A 3 Star Hotel
The Compound
With a total area of 22,000 m2, the property consists of a 3 Star Hotel, one extensive Health
Club, private parking for 200 cars and large green areas.
The Hotel is a 3 star unit with 34 rooms and 80 beds. All the rooms are fully equipped with private bath, satellite TV, air conditioned, and balcony. In terms of services, the unit also has two conference rooms, one laundry, a
cozy bar, a first class restaurant, and one large esplanade prepared for outdoor parties. Regarding the expect growing number of clients we have already approved and ready for construction one expansion project to built more 54 rooms and 4 suites, along with more polyvalent conference rooms, indoor garden, bars, etc, . .
The Restaurant is a first class facility, fully prepared to receive up to 400 persons in great style. With a exquisite decoration, a very fresh ambience is created by using bright and strong colors mixed with indoor plants/flowers, lots of natural and artificial light, music and bright china. The kitchen is fully prepared to serve up to 600 persons simultaneously.
Regarding the warehouse we have 3 industrial freezers (2 for conservation 0ºC to +5ºC and 1 for freezing -20ºC to -10ºC) and one extensive secure area for wines, liquors, storage room, etc, etc, ... .
With all this infrastructure we have developed the food and beverage business, creating a tradition in serving
weddings and all the other type of services. Normally during the year we serve several types of events such as, the reveillon, company dinners (normally in winter and spring),
weddings (normally in summer, spring and autumn), baptism and birthday celebrations (all year round) , political party meetings (normally in summer and autumn),
Christmas parties and meetings with special coffee breaks. Serving this facility, one of the most important points is the private parking area with capacity of up to 200 cars.
The Health Club is presently working as a Sports Club, serving not only the hotel clients but also an extensive number of members. With one area of 9,000 m2 it is possible to find here one indoor semi Olympic swimming pool, one extensive gym with all the most recent workout equipment,
two rooms for activities such as martial arts and aerobics, two outdoors paved tennis courts (one of them, is prepared for other sports, such as volleyball, handball, basketball, football, etc.) and a bar. It is also equipped with sauna, massage rooms, hydro-massage tub (whirlpool), physical
therapy services, locker rooms with toilets and showers, two support stores, etc.
This Health Club is now rented to a Company specializing in the sports business. This was a decision we took in order to provide to our clients high quality services at the same time we avoid high operation costs and receive a fixed amount per month. The amount expected from this rent, is on the Microsoft excel document attached. For all that, if keeping this area rented is not the option of the new owner, a solution could be arranged.
The Location
Built on a strategic region (in the heart of the "Costa Azul" touristic area), this property is located on National Road 378 (best known as the road that takes you to Sesimbra), near Seixal town, 3,5Km away from the highway A2, which in turn provides direct connection to Lisbon (9 minutes away - about 13 Km) and to Lisbon central areas (15 minutes or 18.5Km).
Near from the most important industrial and business park of the country (Ford/Volkswagen; Continente; Makro; National Sidrurgy; Assicomate; Ford Electronics; Lear; etc,), all the area were the property is integrated, benefits also from a convenient proximity to the best region beaches (Sesimbra; Fonte da Telha; Lagoa de Albufeira; Meco Beach, etc,), as well as to the beautiful country side (Serra da Arrábida) and modern golf courses (Aroeira Golf Camp; Quinta do Peru Golf Camp, etc), not forgetting the proximity to Lisbon.
In fact there is already approved construction of another golf camp less than 500 meters from the hotel.
Note: The proximity to Lisbon is very important due, not only to the fact that this is the capital of Portugal, but also because of the major events that keep
happening all the time. For example, for next year Lisbon will have the football championship Euro 2004, the American
Regatta, the Rock in Rio that will bring more than 500,000 people per day to the area, among other events.

Regarding all the possible excursions on the area, exist several Tourism companies not forgetting the local government, all of them providing first class tourism bus. This way it is
possible to provide packages at low cost for the customers demands.
As last information, one month ago the world wide known Lisbon Football club S.L.Benfica, as begun at Seixal, 5 minutes from the Complex, is Football Academy construction. It will have 6 football camps and many other major sport infrastructures. More information at

The Clients:
Due to the strategic location of the compound, our customers range from executive people to pure leisure tourism visitors and sports groups, such as football teams and so on. Executive people come mainly from nearby industrial parks, such as Seixal´s Industrial Park (10 Km away from the
Hotel) and Palmela´s Industrial Park (26 Km away from the Hotel). In these areas, we can find companies such as Ford Electronics, Lear Corporation, Ford/VolksWagen Consortium, Pfizer, Assicomat, Sonae (one of the major Portuguese companies) and others.
Tourism visitors come mainly from Northern Europe, France, Spain, and of course, Portugal. Whilst during the Winter they come mostly due to cultural reasons (to visit Lisbon monuments, for instance), during the Summer they look for
beautiful beaches, country side areas, entertainment and once more for Lisbon´s cultural sites. All-year-round, they benefit from the excellent
weather conditions (sunny, warm days), golf courses, fishing, horse riding, diving, river/sea sailing, natural parks, safaris and others.
Due to the proximity to Lisbon and Setúbal cities, the property provides the ideal surroundings for sports teams to come and stay close enough to the places where they will play, and at the same time to rest and relax away from the city crowds.
In fact, some trainers of the Portuguese Premier League have already mentioned to us that by providing a sports compound such as the one we are now able to provide, this would be a terrific place to hold pre-season events.

The Hotel Expansion Architectural Project:
One architectural project have been produced and submitted to the government entities to expand the hotel. Already approved, this project is now on is final stage of modifications and is ready for constructions. This project which would triple the size of the hotel include the following parts:
1. Ground Floor - Enlargement of the reception area
2. First floor - 2 additional conference rooms and enlarging the restaurant
3. Second and third floors - winter garden plus 56 additional guest rooms and 4 suites
The total extra constructed area is planned to be 3,999 square meters (43,000 square feet). This will essentially triple the size of the hotel.
Presently we are preparing a study with the objective of transforming the existing Hotel and the correspondent approved expansion project to one 4 Star Hotel Apartment.
About this we had request and already received a preliminary positive information (green light) from the local Government/City Hall about the transformation of the Hotel and is expansion architectural project in to one Hotel Apartment with 150 to 200 apartments.
Since the project is already approved, the legal process to build this Hotel Apartment is much more quick and easy then beginning from zero.
The importance of such transformation, and respecting the Portuguese Law, is the possibility to sell all the apartments as a property to any interested investors,
which allows a very quick ROI for all the investment on the business.
As predicted on the law it is possible to sell all the apartments. To the total, 70% of this apartment should remain attached to the tourism exploration and the other 30% could be used for high quality residential purposes. The owners of the 70%, even if they have to deliver the
exploration of is apartment to the Tourism Complex Administration (The Tourist Complex owner), they could use is apartment on a private term from a maximum of 90 days per year. This will allow the integration of the Complex in the world circuit of vacations exchange with companies as
INTERVAL INTERNATIONAL (http://www.intervalworld.com)
or RCI (www.rci.com), with great advantages. Alternatively the apartments
could also be sold as a time sharing operation, or if this is the Complex Administration decision they could stay is property, running a normal Hotel operation. Initial contacts have been made with the regional director of Interval International in London (Ms Audrey Lepine), with positive results.
Prices and negotiations terms:
The price for all the Touristic Complex, including the Hotel Expansion Architectural Project already approved is 4,643,000.00 Euros (Approx $5,655,000 USD)
If interested, a small part of this amount (600,000.00 Euros) could be paid in 6 years with one interested rate around 2,0%.
Even if we think the major potential could be better achieved by keeping the Complex as an all, it is also possible to buy the Hotel, is expansion project and the extra land separately.
For this options the price will be: 3,225,580.00 Euros (Approx $4,000,000.00 USD)
Only for the Hotel, the price is 2,597,000.00 Euros (Approx $3,163,000.00 USD)
The amounts and payment terms are negotiable.
