Condominium Specifications

1. Floor Construction - Heavy duty timber floors.

a) Ground Floor

Pine T & G (22 x 100 mm) floor boards on 18 mm shutterply on 50 x 220 mm p.a.r Joists at 600 mm centers on 70 x 220 mm p.a.r. Bearers on 180 mm diameter poles which are placed 3.3 meters apart. Each pole has it's own 600 x 600 mm reinforced concrete footing.

b) First Floor

Pine T & G (22 x 100 mm) floor boards on 18 mm shutterply on 50 x 200 mm p.a.r. Joists 
at 600 mm centers.


2. External Walls - Ground and First Floors

Solid T&B patented modular Heavy Log Wall System with hardwood Meranti windows with "easy clean" hinges and solid brass handles and hardwood Meranti doors and door frames with solid brass handles.


3. Internal Dividing Walls

Timber frame with 12,7 mm Pine T & G cladding (double walls between units) with solid Pine (not hollow core) doors and frames with solid brass handles.


4. a) Roof 

Pre manufactured hip timber trusses with wind bracing and timber ridge beam and rafters for sloping areas. Pre - coated / hot dipped Chromadek Aluzink roof sheets with insulating foil underlay on 50 x 76 mm purlins.

b) Eaves Lining

12,7 mm T & G Pine ceiling board on 38 x 38 mm brandering.

c) Fascia and Barge Boards 

32 x 220 mm Pine fascia and barge boards.

d) Gable Cladding - Internal

12,7 mm Pine T & G ceiling board.

5. Ceilings

12.7 mm thick T & G boarding on 38 x 38 mm brandering.

6. a) Timber Deck - Ground and First Floors

32 x 100 mm Pine bevel-edged boards on 50 x 220 mm p.a.r. Joists at 600 mm centers on 70 x 220 mm p.a.r. Bearers on 180 mm diameter poles which are placed 3,3 meters apart. Each pole has it's own 600 x 600 mm reinforced concrete footing.


b) Balustrade 

90 mm diameter half round split poles fixed vertically to 35 x 70 mm horizontal rail in various panels to match deck layout. Panels fit 70 x 70 mm rebated newel posts with timber corbel pieces with 44 x 152 mm moulded handrail capping to top of balustrade.

c) External Stair 

44 x 146 mm "anti - slip" grooved treads, 70 x 220 mm stringers and complete balustrade, as described above, to both sides of stair.

7. Sanitary Ware

a) Basins 

White Plexicor Erica drop - in vanity basin solid GRANITE top on vanity cupboard.

b) W.C

White Betta Astina porcelain close - coupled suite complete with Pine double flap seat and "ballstop" valve.

c) Showers

White moulded fibre glass wall panels on 900 x 900 mm fibre glass shower tray with 800 
mm glazed aluminum pivot door.

d) Sink

Bone Plexicor 1 500 mm double bowl.

e) Geysers 

Kwikot 150 Lt HP Slimline horizontal geysers with galvanized sheet iron drip tray and P.V.C overflow, vacuum breakers and stopcocks.

f) Taps 

Cobra Tudor taps to showers with Cobra Tudor mixer taps to basins and Cobra Tudor chrome swivel mixer taps to sinks. Solid brass taps to garden.


8. Electrical

All necessary wiring, plug and light switches, distribution board and circuit breakers in accordance with S.A.B.S. electrical specifications but excluding light fittings which are supplied by the client.


9. Cupboards

a) Bedrooms

Melamine with Oak trim on the doors and Oak handles. Floor to ceiling height with 
generally one third shelf space and two thirds hanging space.

b) Kitchen

Melamine with Oak trim on the doors and Oak handles. Solid GRANITE TOP on all top surfaces. Floor units 900 mm high with 1 set of 4 drawers.


10. Glazing 

4 mm Glass to standard windows.

6 mm Safety glass to doors and sliding doors. All in accordance with S.A.B.S. Glazing specifications.


11. Paint

All necessary varnishes, sealants, etc. required to paint complete unit. Nova 16 is used externally and internally.


12. Rainwater Goods

P.V.C Gutters and down pipes.


13. Miscellaneous

a) All timber used is treated strictly according to S.A.B.S. Specifications. 

b) The T & B Construction System has been approved for areas with cyclonic conditions 

c) All components are engineer approved.
